How to sell your house quickly

The housing market has been very down in the last couple of years due to the economic climate and lack of liquidity and cash of the UK consumers. Banks have been very reluctant in approving mortgages and finance for people to buy any property has been harder than ever.

Apart from the buyers’ point of view, selling your property in the UK has become really difficult too. Estate agents have been valuing the properties very high in order to attract clients with the result being long periods of inactivity with the properties being in the market for many months until the prices are decreased further and further to meet the current price demand.

This causes the buyers to lose valuable time with cash being ‘tied up’ in the property for months due to the initial wrong price estimations. On top of that at the end the estate agents will get their lucrative interest on the sale of the property, decreasing the money the seller will get even further!

This situation, although very annoying, is not a really big hassle for sellers that do not need the money urgently and are willing to wait until their property happens to get sold at a price close to their initial price estimations. The real problem however exists with people that need to sell their property QUICKLY as due to some circumstances the need for cash is vital. This could be due to:

- Consumers not being able to keep up with their mortgage payments, facing the risk of repossession

- Divorce taking place with the couple needing to sell the property and split the money.

- Relocation

- Retirement

- Cash needed urgently for whatever reason.

For these people, going the normal ‘estate agent’ way would be suicidal, as the sale of their property will not be a quick one, with far less money being received than the promised figure ultimately when the property actually gets sold and with estate agent fees being paid at the end too.

There is a solution however for these people, as investors willing to pay INSTANT cashfor these properties exist, with a specific discount given to them. This may not sound very nice to someone that wants to sell their property, but unfortunately that is reality. Getting 70-75% of the value of your property instantly will ultimately being a better route than waiting for your property to be sold in some months time closer to the price of the value of the property but not far away from this instant cash price! For example a property sold through the normal estate agent way might be sold at 80-85% of the property price maybe 12 months after it was first listed, with the estate agent fee decreasing this even further! I guess that everyone can understand that the first option of e quick discounted sale Is a far better option for people that need the cash urgently.

Enquiring about how much an investor is willing to buy your property instantly is free and will cause you no obligations at all! People have nothing to lose to enquire and really there are some people there that can find an investor instantly and hassle free, in this way helping your situation.

An enquiry could be made here.

In addition, in order to save time further, while these people search for an investor for you, there are some steps that you can do to make things easier for both you and the potential buyer of your property:

1)Give your property a realistic valuation. Remember estate agents will overvalue your property to attract you as client where as the realistic value might be much lower. Also a quick search of the properties sold in the your area recently can be an indication of what the market is willing to pay for your property at current economic climate. A correct valuation will save time with your property being sole even more quickly once an investor is found.

2)A good presentation of your property is crucial. Hiring a home stager or doing that your self will increase the chances of selling your property dramatically, and this would not even cost you a lot!

3)Remove any personal items (e.g. photos) so that the potential investor can familiarize with the property better by thinking of him self part of the property.

4)Clean up!!

To sum up, selling your property quickly will cost you a reduced price BUT it can be done really quickly and hassle free when you apply to the right people. These exist and are willing to help instantly as soon as you are prepared to cooperate and understand that there has to be a balance between the instant cash and the quick time frame of the sale.

This is great advice. Considering the real estate market today these tips can come in quite handy.
